Grayling Street is an Armistead Homes commercial office project in Belmont for Southern Highway Services and Geelong Road Signs & Lines. The project turns a restrained industrial palette into a bright, highly finished workplace with a clear identity of its own.

PROJECT STORY
The exterior uses white corrugated cladding, black steel framing and glazing, then introduces a tall timber screen to mark the entry and bring warmth to the industrial setting. A covered outdoor area continues the same language through exposed steelwork, timber and gabion-based seating.
Inside, polished concrete floors run beneath exposed black trusses and high clerestory windows. The structure remains visible, but the workplace feels calm and considered rather than raw. Timber-lined ceiling and wall planes soften the black-and-white palette and draw attention through the reception and shared spaces.
Custom reception joinery, integrated storage, interior glazing and carefully framed sightlines give the office practical clarity. Oversized timber sliding doors, a high boardroom and a landscaped staff courtyard extend the same precise material language through both work and break-out spaces. The result demonstrates the coordination, finish control and attention to junctions that Armistead Homes brings to its residential work, applied here at commercial scale.
RECOGNITION
Grayling Street won the 2018 Master Builders Victoria Regional Building Awards - South West category for Excellence in Construction of Commercial Buildings under $1 million. The under-$1-million wording is the award category, not a statement of the project contract value.
