The existing building is part of the brief
Renovations carry conditions that new homes do not: unknown structure, old services, access constraints, temporary support, weather protection, staging and the practical effect of construction on people living nearby or remaining in the home. These issues should be investigated and allowed for before a fixed price is treated as reliable.
Russ's experience in hands-on building, remedial work, site management and project planning helps identify those risks early and turn the drawings into a workable construction sequence.

A properly defined scope
Before pricing, the project should clearly address demolition, protection, temporary works, structural changes, services, finishes, client-supplied items, exclusions, approvals and site access. Where information is incomplete, it is better to identify a genuine allowance or preconstruction task than hide uncertainty in a headline price.
Working in an occupied home
Some renovations can be staged around the household; others are safer, faster and more economical if the home is vacated. We discuss access, dust, noise, temporary services, security and programme early so the arrangement is realistic for everyone.
